We're still alive, some of us more than others. We died for a little while, then catgirls danced on TFF's grave and we arose as a weird undead thing. Consider coming back and staying full-time to help out!
 
Today's bemusement for @silentorphan: Pulling up a 2012 feature article from the archives and noticing that the author's blurb complains about how Twitter is so 2009 and dated. :p

Racking up OT in the last month. I would like to buy a house this summer, so it definitely helps (I don't have to worry about the price itself since I'm in one of those low cost of living areas, but just want to increase my cash on hand so I don't have to liquidate some stuff to make my downpayment).

Good thinking... I did that back when I bought my house, I also in advance of the move started slimming down what I owned so had less to move.

In the U.S., at least at the time I did it, doing that with anything over 20% down on the cost of the house (which I did even more than that) allows you far more options and generally nets you a much lower rate and payment than otherwise. No dealing with forced merged property taxes, or escrow accounts, or any other shenanigans. No dealing with Freddy or Fanny Mae requirements, or HUD and their requirements, just a straight raw mortgage with a bank with separate insurance and separate taxes. With combined mortgage and utilities, I pay less per month than some renters...

Currently I'm in the process of getting a HELOC... want for a couple improvement projects and for future emergencies... doing so now to take advantage of both the low rates and my high credit score.

Reminds me of when I got my house too. At the time, the bank was more than willing the loan me a ton and pushing me for 5% down. But, doing the math it was far more cost-effective getting a cheaper house with 20% down. That way, I don't need to deal with home loan insurance along with a few other things. Savings do add up, especially given the years involved!

Exactly. While not everyone can do 20%+ down, if you can afford to do it then the savings over the life of the mortgage can be quite extensive. Since all that money sunk into those otherwise legally required extras can be instead put directly into the raw mortgage. And on top of that the 20% would not have interest applied to it at all....

Or instead of savings on a monthly basis with a lower payment basis doing the above can instead allow someone whom was looking at a 20 year (rare) or 30 year (common), to get instead a 15 year (some push this but is higher risk) and save in the long term that way.

A house is expensive and a daunting undertaking... but going about it in as smart a way as possible can save a lot.

Yeah, I live in Canada, so it changes things around a little bit. 20% is a few more basis points, but I don't have to spend on CMHC mortgage insurance, either. I don't get mortgage interest tax deduction, but I can take a loan out against my house equity and deduct tax if it's used in an investment.

Anyways...it's been hot lately. I've dodged the big heat wave, but today is +35C for me now.

I got my second (Moderna) shot yesterday. No side-effects thankfully, beside the repeat of extended soreness around my arm that I also had with my first vaccine.

That is about the extent of side effects my youngest brother had. Myself and my middle brother had varyingside effects. my middle brother was so out of it he actually took a day off from work to let them work through his system.

As for today... I actually ended up taking 7 hours off... while I'm fine, the computer servers and WAN were activng up something fierce, and IT was having a hard tiime solving it... since I was running out of work, just took time off.

Anyways, I guess I did have some general exhaustion from my 2nd shot. Just hit me a day later where I slept like 9.5 hours off a night shift and was groggy going into my second night shift.
 
Considering how exhausted those players must have been only losing by one goal on penalties is amazing. I know some of our Newspapers here (Scotland) are going to be mocking them for it, but that's just because they're backed by the SNP.

I was just happy to see one of our Great British teams make it to the final. Just annoying that I'll have to now listen to my sister's Italian boyfriend gloat for a few days.

Okay, got my second shot of Pfizer, and whatever effects it might have had were even milder than the first one. I mean, the last one at least gave me some muscle ache to the spot I got the shot, this time I barely feel anything.

Now, the question remains will I end up having a 3rd shot or will this become a yearly thing...

Slowly whittling down my active tabs on my browsers. This is a little bit of an experiment of mine to see if I can be more productive and focused at home while net surfing if I have fewer tabs open. So far, it's working. Been trimming off fanfics I've been meaning to read and anime series I've been meaning to watch in tabs that have been open for six months or longer at a decent rate.
